Analisis peran Politik Dan Legal Dalam Pembelian Rumah Di Kawasan Sentul City, Bogor
"This study analyzes the political and legal roles in home purchases in
Sentul City, Bogor. The sample consisted of seven informants or ""resource
persons"" because their role was not simply to provide responses but also to
provide rich insights, stories, and perspectives regarding a particular context or
phenomenon. The variables used were home buyers as the dependent variable,
and political and legal aspects as the independent variables.
Methods:
This study employed a descriptive qualitative approach with case study
and thematic analysis of primary data from in-depth interviews and secondary
data from documentation. This was conducted inductively to identify patterns,
themes, and nuances related to the role of politics and legality in home purchases
in Sentul City, Bogor. The sample consisted of five informants selected
purposively to obtain rich and accurate insights.
Results/Findings:
The results indicate that political factors have a significant negative effect
on home purchases in Sentul City, particularly during the 2024 political year,
with sales declining by up to 30% in the premium segment due to economic
uncertainty and price fluctuations. Meanwhile, legality factors have a significant
positive effect through consumer preference for property rights certificates (SHM)
and building permits (IMB) to minimize the risk of disputes. Simultaneously, these
two factors interact strongly in influencing purchasing decisions. Consumers tend
to be more responsive to legal aspects as a form of risk mitigation during periods
of political instability. Developers need to strengthen legal education and digital
marketing strategies to maintain buyer trust in accordance with the principles of
fairness and legal certainty. Future research is recommended to add variables
such as macroeconomic factors, developer size, and comparisons with other areas
in Greater Jakarta."
